Duties

The Board meets on the second Thursday of each month and also conducts an annual homeowners meeting. The Board sets a monthly homeowners fee, which is paid quarterly and used to maintain the property and its common areas, such as the walkways, parking lot, parks, swimming pool, landscaping, etc. for residential communities. The board utilizes a property manager (Association Management of Savannah) to help with day-to-day operations.
The Morgan Pines Homeowners Association (MPHOA) was established on August 6, 2006 by Konter Development Company, Inc. and consist of two subdivisions: Morgan Pines and Carriage Square. MPHOA is now under the management of the homeowners.  The MPHOA oversees and manages neighborhood common areas and amenities as well as ensuring property owners obey the Covenants, and Restrictions, Articles of Incorporation, By-Laws and any other governing documents.

The MPHOA consists of a voluntary board of directors elected by their fellow homeowners to make decisions on the residents’ behalf. The board of directors includes the president, vice president, secretary, and treasurer

The Board sets and approves covenants, conditions, rules, and bylaws, review complaints and make decisions about resident concerns, enforces penalties against residents if they breach the bylaws (fines, etc.), appoints committees and delegate to them, sets budget with input from owners, keep financial records, and more.
